Industrial site pipeline — Phase 2

Ten candidate industrial sites have been identified for purpose-built development. Selection criteria are deliberately narrow: industrial zoning already in place, proximity to grid connection, available substation capacity, land cost, and the realistic feasibility of Development Application approval.

Sites are ranked against those criteria, and a subset of three to five prioritised for first development based on how quickly connection and approval can actually be achieved — not on headline capacity.

Renewable asset pipeline — Phase 3

Tesseract DC has secured access to 4 GW of existing rural solar and wind generation capacity through options, memoranda of understanding and acquisition pathways. This is the foundational energy input for the Phase 3 platform.

Not all 4 GW will be developed for AI data centre use within the five-year horizon. It is the secured energy pool from which phased AIDC and storage projects are deployed as grid connections and permits are obtained.

Roadmap

How the capacity comes online.

Approvals, construction and energisation, sequenced against the planning calendar rather than against ambition — so you can see when capacity in each market becomes available.

FY2026

Phase 1 launch, Phase 2 and 3 groundwork

  • Deploy the initial GPU fleet, secure co-location, and begin compute sub-lease revenue within 90 days
  • Lodge Development Applications for the first three industrial AIDC sites and open grid connection enquiries
  • Execute options and MoUs to secure renewable generation assets within the 4 GW pool
  • Establish corporate governance, finance and compliance functions
FY2027

Approvals into construction; storage pilot

  • First DA approvals received; construction commences on the top-ranked sites
  • The 2027 renewable threshold takes effect — the approval-led pipeline gains structural advantage
  • First lithium BESS and vanadium flow pilot deployed at a renewable site; NEM arbitrage and FCAS revenue begins
  • GPU fleet expanded; anchor compute customer secured for Phase 2 capacity
FY2028

First AIDC commissioning; Phase 3 scale-up

  • First purpose-built AIDC sites commissioned
  • First renewable-backed AIDC campus energised with co-located storage
  • Grid-scale vanadium flow deployment ramps; the dual revenue model is validated in operation
  • Second tranche of Development Applications lodged for the remaining industrial sites
FY2029

Portfolio acceleration

  • Multiple Phase 2 and Phase 3 sites operational
  • Renewable capacity activated and serving AIDC load or the NEM
  • Storage portfolio reaches scale; FCAS and arbitrage become a material revenue contributor
  • Evaluate a public listing or a large strategic capital partnership to fund the final Phase 3 tranche
FY2030–31

Platform maturity

  • Tesseract DC positioned as Australia's leading renewable-powered AI compute platform
  • Target of approximately 800–1,000 MW of operational IT load across owned facilities
  • The majority of the 4 GW renewable pool activated, with the remainder slated for FY2031 and beyond
  • A diversified customer base spanning hyperscalers, AI laboratories and sovereign compute

Roadmap milestones and capacity figures are targets based on management's current expectations. They remain subject to feasibility, due diligence, planning and grid-connection approvals, construction timelines, capital availability and market conditions, and may change.
